What documents do I need for a mortgage application?

Most application delays are documents — a missing payslip or an out-of-date utility bill can hold up an offer by a week. This is the checklist worth printing.
Everyone
- Photo ID — UK passport or driving licence.
- Proof of address — utility bill, council tax, bank statement (last 3 months).
- Proof of deposit — bank statements showing the source and any gift letter.
- Last 3 months of personal bank statements.
If employed
- Last 3 months’ payslips.
- Latest P60.
- If you receive regular bonus / commission — last 2 years of payslips or P60s.
If self-employed
- Last 2 years SA302 (tax calculation) from HMRC.
- Tax year overview for the same 2 years.
- Certified accounts (Ltd directors).
- Accountant’s reference (some lenders).
- Business bank statements (last 3 months).
If remortgaging
- Current mortgage statement (within the last 12 months).
- Buildings insurance schedule.
- Any property improvements done that may affect valuation.
Get these together before you apply and you can shave weeks off the timeline.
